What exactly is the role of a mortgage broker?

We specialise in finding lenders who will meet the needs of any customer for a suitable and affordable mortgage. This can involve quite a few things: fact finding, assessing customer documents and information. But essentially, that’s what a broker does.

What’s the difference between going to a mortgage broker like Total Home Loans compared to your bank?

If you go to a high street bank or your own building society, they can only talk to you and assess you on the products that they offer. And some of them are quite limited or stringent in who they will approve.

A whole-of-market broker, has access to products and lenders which they can use to find options that are fit for your situation and your plans. Going to a mortgage broker gets you a tailor-made service because everybody’s circumstances are so different.

What services do mortgage brokers provide?

Once we’ve found you a suitable mortgage we will look at protection such as life insurance and critical illness cover. We also help you manage any concerns with solicitors, estate agents, builders…. We’re there to help you through the whole process from start to finish.

We can help people in all kinds of situations: First Time Buyers, who want to understand the government’s various home buying schemes, for example. We help with remortgaging, Buy to Let, home movers… any situation, we can help.

For people with past credit issues, we know which lenders don’t credit score or those that are easier on the credit record than others. Some lenders will offer you a higher loan to value. Plus, we know which lenders are currently looking for more customers. At certain times, lenders are more prepared to lend.

When should I talk to a broker – at what point in the process?

The earlier in the process you see us, the better, because it helps you understand how much you can borrow and sets your property budget before you start looking.

A broker will give you a good idea of a property price range based on your deposit available and your income. That way, you don’t go out and fall in love with a property and then find that you can’t afford it.

We can help with all the questions about the buying process. Can I use any solicitor? What do I have to do regarding selling agents? When do I have that first contact with them?
We can also get you in a great position to make an offer on a home with a Decision in Principle from a lender. Estate Agents will often want to see this to accept an offer from you.

The Decision in Principle gives you buying power – it shows the selling agent that you’re not a time waster. In a situation where there’s more than one person going for a property, you’re more likely to be successful.

Why is Bournemouth a good place to buy property?

Bournemouth is a beautiful location to live in especially thanks to the huge, sandy beach. Although the town is seen traditionally as an area for older people, it’s really drawing the younger generation now too.

There’s a big university here which means lots of younger people are all looking to live here and make the most of the beach and the nightlife. Because they want to rent, the Buy to Let market and property market here is very vibrant and property prices are always going up. There are lots of great areas to look at buying a home, and we can help give you a steer on those.

Tell us a bit about Total Home Loans?

Total Home Loans was created about 15 years ago. We felt the name had a nice sound to it – rather than being too serious about it, it shows that we’re more relaxed. In my experience, people are happier to talk about personal information if they feel comfortable, and it helps me do my job better and give a more rounded service.

I personally have been in the mortgage industry for 30 years and what I’ve seen is that investing in property is the most secure, long term investment you’ll ever make. I’ve seen my own property increase in value substantially and I love helping people get on the first rung on the ladder.

Great service, I tried so many brokers but no one could help but Total Home Loans were the only ones who found me a lender. It was really hard to find someone, I went to 8 brokers all found online with there so called promising words trying to bring customers in still no good for me but Total Home Loans got the job done, excellent service, will recommend 💯💯💯 and there was no fee till all applications was complete unlike some brokers.
